Lindamood stepped up to the challenge of demolishing the former Republic Insurance office building and adjacent parking garage in Dallas, Texas. During its 50-plus years of existence, the 11-story tower had been added onto and modified three times, so we treated this complex demolition as two separate buildings. After gutting and prepping the tower, we imploded the building’s north and south sections simultaneously but used different shot patters and implosion prep methods.
Republic Insurance was very, very close to their neighbors—literally. The four-story precast parking garage had been built within 10 feet of multiple property lines. We collaborated extensively with the next door property owners, including the Rosewood Mansion on Turtle Creek, the Cantabria at Turtle Creek apartment community, and the Turtle Creek Gardens condos. Keeping communication lines open helped make this a successful, safe project, as we were able to mechanically demolish the parking garage without disturbing operations at the surrounding establishments.
This demolition project cleared the way for work to begin on 2727 Turtle Creek, a five-acre development featuring retail, office, hotel, and residence spaces. Once debris was cleared from the site, grading modifications were made to create temporary stormwater retention until ground was formally broken for the planned 19-, 20-, and 24-story towers.
